JACKSONVILLE, Fla. – Shanna Khan was appointed today as Chief Design Officer of Iguana Investments Florida, LLC, a real estate enterprise committed to delivering visionary projects that will distinctly enhance the ways of life for those living and working in the greater Jacksonville area.
Khan will continue her role as a senior executive in all developments related to the Jacksonville Shipyards, including its centerpiece component, the Four Seasons Hotel and Private Residences Jacksonville, which is underway.
Khan’s responsibilities will include building and applying a world-class design strategy across all Jacksonville Shipyards components. She will oversee marketing activities for the Four Seasons Hotel and Private Residences Jacksonville and will provide continued strategic input on Iguana Investments’ development of the Shipyards.
Khan brings a creative drive and proven business judgment to her new position as Iguana Investments’ Chief Design Officer, delivering working expertise and strategic foresight gained across various thriving projects and partnerships, covering diverse commercial developments across the U.S. and beyond. Her industrious work-ethic, financial discipline, steadfast executive management and judgement, and proven ability to build meaningful and intentional connections with others have driven notable and enduring successes in businesses ranging from corporate M&A, mixed-use real estate, interior design, manufacturing, bespoke jewelry, professional sports, luxury goods, leisure, and hospitality.
In late 2023, Khan broke ground on her most recent real estate project, located at 919 West Fulton Street, Chicago. 919 West Fulton is a much-anticipated, 11-story mixed-use office development in Downtown Chicago’s historic Fulton Market neighborhood. Located in the epicenter of one of America’s most exciting redevelopment locales, 919 West Fulton is the city’s first major new office development in more than a year. Khan is the senior-most executive in the fund that raised the lead equity utilized by 919 West Fulton to acquire, construct, pre-lease, and assure financing of the project. She also contributes her personal design expertise and business sense in all elements of 919 West Fulton’s 409,000-square-foot construction and lease-up.
Khan was both the leading design visionary and equity investor in Broadway Chapter, a highly successful five-story, multifamily housing complex in Fort Worth, Texas. Khan is the President of Urbana Country Club in Urbana, Ill. and is the creative force behind the property’s recent unveiling of The Resort at Urbana Country Club, a stunning 30,000 square-foot, three-level hotel offering clients world-class dining and amenities, incomparable spa and salon experiences, and luxurious suites, all the while nestled in a charming country club setting that is unparalleled in Central Illinois and the greater Midwest. She also served as an independent Corporate Director on the board of Yellowstone Acquisition Company (NYSE: YSAC, YSACU, YSACW), which completed a successful merger with Sky Harbour LLC (NYSE American: SKYH, SKYHWS).
Khan has been immersed deeply while leading the design and direction of the Four Seasons Hotel and Private Residences Jacksonville in the months leading to today’s announcement. The hotel and residences component of the Shipyards redevelopment will offer an unequaled Four Seasons experience throughout 170 luxury-appointed guest rooms and suites and 26 Private Residences. Residents, hotel guests, and visitors will experience her inspired and deeply thoughtful designs in each element of the hotel, residences, and common areas, including its signature rooftop restaurant and bar, all-day restaurant, destination lobby bar, world-class spa, well-appointed gym, expansive meeting and event space, and captivating outdoor pools.
Khan is also the key design executive in the distinctive phases of the Jacksonville Shipyards. Phase One consists of a six-story office building, revamped full-service marina, reinvigorated Metropolitan Park, marina services building, and walking paths connecting to a riverwalk running from Downtown Jacksonville to Metropolitan Park. The office building – already under construction – is the future home to the business operations of the Jacksonville Jaguars.
Phase Two of the Jacksonville Shipyards will include a five-acre property slated for mixed-use development. Initial plans include a medical component, which will add to the region’s thriving medical industry. Other potential uses include retail, residential, and green space, as well as additional parking.
